We carry out a market appraisal of your property to provide an accurate rental value and the most suitable type of tenant. We will agree with you any restrictions.
We market the property extensively on our own website as well as on portals such as PropertyNews and PropertyPal. Where appropriate we shall erect a 'To Let' board and promote the property to our database of registered applicants. We can discuss with you the benefit and cost of additional advertising.
We will carry out identity and residency checks on all applicants. We shall obtain a credit reference and take up employer and current Landlord references, which can be inspected by you. For financially weak but otherwise acceptable applicants we will either ask for a guarantor or obtain full settlement in advance of the tenancy commencing. Subject to your approval, credit referencing and a guarantor we will accept applicants with Housing Benefits.
We will undertake an Inventory and a schedule of condition of the property. The inventory will not extend to the contents of non-residential basements, attics or outhouses.
We draw up a Tenancy Agreement between you and your tenant.
We can arrange a gas safety check before the property is first let. We diarise to arrange for an annual gas safety check.
We can help advise you on your obligations as Landlord under current Fire Safety Legislation.
We will act as a stakeholder in any disputes with your tenant concerning the return of their deposit.
We will arrange to visit the property within the first 6 weeks of the tenancy and every 12 weeks thereafter, providing a written report after each visit.
We manage routine maintenance works using our approved contractors. We shall agree financial limits with you in advance (a float). In cases of emergency we will exercise our discretion to instruct contractors to carry out any works to keep the property or tenant safe.
We arrange for the tenant to sign a standing order or direct debit mandate for the rent and account to you all rent received minus outgoings, fees and commissions. A statement outlining these deductions shall be sent to you normally within 7 days of the rent being cleared into our account.
We will pursue rent that is not paid, including written and telephone contact with your tenant. We will liaise with your solicitors if appropriate.
We manage all day-to-day contact with your tenant and all routine matters arising during the tenancy.
We manage tenancy renewal negotiations including upward rent review where applicable.
We arrange to check the inventory and schedule of condition at the end of the tenancy and report to you on work required, identifying any fair deductions that may be claimed from the security deposit.
